Planning for the East Fringe’s future

North Warmley and the East Fringe: a place that fits

The East Fringe of Bristol is growing, and North Warmley has a key role to play. This area is already home to thousands of people, with schools, shops, workplaces, and the Bristol and Bath Railway Path all nearby.

South Gloucestershire Council’s new Local Plan identifies the East Fringe as a major growth area. Its strategy focuses on placing homes where they’re well connected: close to jobs, schools, and transport links, like the Ring Road, A420, and established bus and cycle routes.

We already own, or have agreements in place to own, the entire site when development begins. This means we can take full responsibility for delivering new homes, community facilities, open spaces and infrastructure funding through a single, coordinated masterplan that is consistent with the Council’s proposed land allocation for North Warmley.

Connected to jobs – now and in the future

The East Fringe already includes key employment centres at Emersons Green, Longwell Green, and along the Ring Road, including Warmley, with more than 120 hectares of safeguarded existing employment land.

Just a short cycle away, the Bristol & Bath Science Park and Vertex Park, Lyde Green support thousands of jobs in health, technology and light industry.

The Local Plan allocates c.30 hectares of new employment land in the East Fringe, including the North Lyde ‘ecotech’ village, a new green jobs hub offering c.17 hectares of workspace.

A sustainable transport network

North Warmley will connect into the Bristol and Bath Railway Path  and planned upgrades to the Ring Road corridor, helping to support walking, cycling, and bus travel.

Investment is planned in mobility hubs, car clubs, and safer crossings at Warmley and Webbs Heath.

We will help fund upgrades as part of the Council’s plans to reduce traffic and support low-carbon travel across the East Fringe, including improvements to the Ring Road and promoting active travel, i.e. using physical activity like walking or cycling to get around.

Part of a bigger picture

This development doesn’t stand alone. It’s designed to fit into the Council’s wider plan to grow the East Fringe sustainably. We will provide homes, jobs, green space and travel choices that work for the long term. Our proposals put green-space-first in an area of Warmley renowned for its green spaces, like Warmley Forest Park.
