A green-space-first neighbourhood for Warmley
Our vision
This new neighbourhood is designed to complement Warmley, not overwhelm it. Shaped by the natural features of the local landscape and Warmley’s rich history, the proposals will create a vibrant, green and walkable place for people of all ages to live, work, and enjoy. This will include new parks, nature corridors and an extended Warmley Forest Park.
Importantly, our plans include over 30 hectares of public open space – the majority of the site. For centuries, this land has been under private ownership. Now, there is an opportunity to create new public open space accessible to everyone, which will be carefully managed for both people and wildlife.
Over 30 hectares of green space will be opened for the first time, including a significant expansion of Warmley Forest Park. These spaces will be actively managed for nature, play, and community use.
Homes in a mix of sizes and styles, with green buffers to existing properties.
A mixed-use hub including small-scale shops, workspace, café, nursery and mobility hub.
Access from London Road, Goose Green and Webbs Heath.
New walking and cycling route through Warmley Forest Park linking to the Bristol and Bath Railway Path.
Tree-lined streets and habitat corridors supporting wildlife and biodiversity.
Open green space and drainage features designed around the natural landscape.
Space for all ages, from families to older residents.
Inspiration from Warmley’s history by working with the Avon Industrial Building Trust to preserve Webbs Heath drift mine and secure its future.
New homes for all
We’re proposing 950 new homes at North Warmley, offering a wide mix of housing for all ages and needs.
- Land is reserved for a 75-bed elderly persons care home, in line with the Local Plan
- 30% affordable housing, including social rent and shared ownership, delivered on site
- A range of house types from one-bedroom homes to larger family houses
The surveys of our other developments up and down the country suggest that 60-70% of people who move into our homes already live locally.
Sustainable from the ground up
All homes will meet or exceed the Future Homes Standard, with:
- Smart heating and high-quality insulation
- Electric heat pumps and EV charging as standard
- Solar panels across all homes
Design that respects Warmley
The neighbourhood will reflect the character of the area, with:
- Streets shaped by trees, planting and nature
- Green buffers to existing homes
- A Design Code to guide layout, materials and architectural quality
