Plans for a new neighbourhood at North Warmley bring expanded parkland, better walking routes, and new community benefits following public feedback
Bloor Homes has submitted a planning application for a new neighbourhood at North Warmley, shaped by local views and guided by a long-term plan to grow the community sustainably. South Gloucestershire Council has identified North Warmley in its draft Local Plan as a place that can help meet the area’s need for new homes.
A key part of the plans is a significant expansion of Warmley Forest Park. Around 15 hectares of new public green space will be created by opening up currently private farmland, offering new woodlands, wetlands, wildflower meadows and places for people to walk, relax and play.
Mike Kerton, Planning Director at Bloor Homes South West, said: “We’ve listened carefully to what matters most to people and top of that list was taking full advantage of turning currently private land into new public open space. Warmley Forest Park is already special, and this is our chance to make it even better. The park will be bigger and more accessible, with spaces for play, quiet walks, and wildlife to thrive.”
The plans include two new areas within the park:
- Siston Brook Valley Wetlands – a natural corridor with wildflower meadows, timber play areas, wetlands and walking routes.
- Goose Green Meadows – a quieter space designed for nature, walking, views and wellbeing.
Paths will link up with the wider countryside and the Bristol and Bath Railway Path, with two new bridges over Siston Brook and safe, bat-friendly lighting.
Park features will include wayfinding, informal seating, and a trim trail, all managed through a long-term landscape and ecology plan. The new green space will also play a key role in supporting South Gloucestershire’s Nature Recovery Network, connecting Warmley Forest Park to Siston Common, Webb’s Heath and Overscourt Woods for the first time.
The wider planning application also includes:
- Protection and potential restoration of local heritage, including the Webbs Heath drift mine, in partnership with community groups
- Over half of the site as new public open green space, including new parkland and habitat corridors
- A layout shaped around key features like Siston Brook and Webbs Heath SNCI
- Long-term delivery of new homes with schools, transport, health services and local infrastructure planned in phases over a construction period that could stretch to 2039
- Support for public services and infrastructure through funding from Section 106 and the Community Infrastructure Levy
“This is a plan for the long term, and there’s a lot still to shape,” added Mike Kerton. “From the play areas and walking routes, to how we design the streets and homes, we’ll keep working with local residents and local groups to get the details right as we move forward.”
South Gloucestershire Council is expected to determine the application after adopting its new Local Plan, currently scheduled for late 2026.
